What is a short sale?
Quite simply, whenever a house is offered for sale for less than the amount owed on mortgages, it's a "short sale". In a short sale, the listing agent's experience in negotiating the acceptance of the "short" offer is the most important consideration to take stock of when deciding who should be hired to help with this process. How does the process work? In the 'beginning' and 'end', the process feels about the same as any real estate transaction. In the beginning, you list your house with your real estate broker, who then markets your property the same way all properties are sold. At the end of the process, it seems like normal as well. You have an escrow, do inspections and then the escrow closes and the buyer takes possession of the property.
The "middle" of the transaction is very different from an ordinary sale. The agent, or his team must negotiate with the bank or banks involved to get the offer accepted. This is the most crucial phase of the transaction, and the part best handled by a seasoned professional like Cinnamon Johnston, who has scores of successful transactions to her credit.
